More alleged scams in Globe Asiatique-Pag-IBIG loans
MANILA, Philippines - More alleged anomalies are surfacing in the Home Mutual Development Fund or Pag-IBIG Fund and Globe Asiatique loan scam, with two real estate agents admitting they recruited people to sign up for home loans for the latter's property project in Mabalacat, Pampanga.
Maria, (not her real name) a real estate agent of property developer Globe Asiatique Realty Holdings Corp.'s Xevera Subdivision in Pampanga, told ABS-CBN News on Wednesday, that she recruited people to apply for Pag-IBIG loans, even when these people do not have the capacity to pay back the loans.
These people that agreed to apply for the fake loans were paid by the agents.
Maria said her task was to look for applicants willing to sign up for loans purportedly to get housing units at Xevera Subdivision in Mabalacat.
All that she had to do was to look for applicants that can produce identification cards, birth certificate and billing notices. If their prospective applicants do not have these documents, Maria was told it will be Globe Asiatique that will produce these papers, and they will later be called to sign.
Maria was paid P500 for each successful recruit. An applicant is given an upfront payment of P1000, and an additional P500 is given when the loan application
is approved by Pag-IBIG.
Maria said that since last year, she had successfully produced 300 signatures from recruits in remote areas
in Zambales. She also heard from other agents how they managed to get "dummies" from Nueva Ecija province and Mandaluyong City.
Maria also showed a list marked "special buyers" that were paid P2,500 by Globe Asiatique.
Another real estate agent, Ramil Balingit, also confessed to Pag-IBIG that he gathered signatures in
Bataan for the Xevera project.
Globe Asiatique President Delfin Lee told ABS-CBN News said he was not aware of the scheme being employed by the agents, and said they were not connected to the company.
Lee said that if these agents admitted they engaged in defrauding Pag-IBIG, then they should be made liable.
"Baka kasabwat yan tapos kami pa ang naloko..."
He said he does not have knowledge of the "special buyers" that Maria presented to Pag-IBIG.
Lee also questioned moves by Pag-IBIG to blacklist his company.
Pag-IBIG said Globe Asiatique had taken out loans on behalf of about 9,000 buyers of its housing projects, but many of the borrowers were not even aware they had applied for loans.
"May mga borrowers na nagsasabi 'di sila nagapply ng housing loan. Yung iba sinu-surrender ang accounts dahil wala silang capacity to pay," Pag-IBIG officer-in-charge Emma Linda Faria said in a previous interview.
Pag-IBIG has asked Globe Asiatique to buy back P1.1 billion in soured loan accounts.
He said that such move is inconsistent with the agency's claims that its funds are intact.

I hate to say this, but it seems to me that you don’t know the value of saving. I have been a member of pagibig for more than 15 years now. I recently claimed my contributions amounting to more than half a million. Imagine my relief, I would not have withdrawn if not for my ailing mom. I got more than what I bargained for. I have religiously remitted 2k plus monthly which was generously matched by my employer. I have visited other government offices like BIR, SSS and DFA and never have I encountered such good natured people in the government service such as pagibig. They were nice to me and helpful when I applied for a loan a couple of years ago and still received the same treatment when I claimed my contributions just this july 2010. I know this is not true for everyone, but hey, you cannot please everybody especially if they do not get what they want. I am still a contributing member of pagibig and cant wait to reap the rewards of my being mandated to save in the future when I am old and no longer working. I am someone who has benefited from being mandated to save and it saddens me that pagibig is now dragged into a mud hole by some people who wants to use and gain by using a profitable institution like pagibig. This is the first time, as far as I can remember, that pagibig has been made the center of attention because of anomalies. I hope they will be spared from all of this and the right people be prosecuted. There maybe a bad sheep or two in pagibig but not all of them. And judging from their past history, I think bad coaching came from the outside. I hope pnoy will look into this mess and also the senators with an open mind and good judgment. And to those who are thrashing pagibig, I hope you will remember the day you trounce the value of saving when you reached your twilight age and have no money because you did not save. i have a concern. i live right now sa xevera mabalacat. nag move in kami ng early last april 2010 kahit wala pa approval ng loan ko ng pag ibig. okay lang naman daw yon. nag ask kami kung pano yung monthly due na babayaran namin sa kanila. ang sabi nung nag assist sa amin na ibabalik naman lahat yon once na naapprove ng pag ibig yung loan ko. so okay sa amin. then dumating ang time na naapprove ang loan ko ng pag ibig. nag aask na kami ng refund. biglang inexplain nila na may kakaltasin sila ng certain amount sa mga buwan na tinira namin nung hindi pa inaapprove ng pag ibig. nag react kami kasi hindi inexplain sa min mabuti. eto pa... nung hindi pa approve ng pag ibig ang loan ko every 30th ang due date ko. may tumawag na taga pag ibig sa akin na maaapprove ang loan ko by aug 2010. so aug 20 pumunta ako ng office ng xevera. nag asked ako kung approve na sya. yung nag assist sa kin sinabi hindi pa. so nagbayad ako ng monthly due sa kanila. sept 17, 2010 bumalik ako tinanong ko ulit sila. binigay sa akin yun letter galing pag ibig na approve ang loan ko noon pang aug 10, 2010. so ano ibig sabihin non? pano yung binayad ko nung aug 20? hinihingi ko yung refund. nagcompute ang taga accounting. may certain amt sila na sinabi na ireremit nila sa pag ibig at may certain amount na babalik sa kin within 2 weeks. ngayon araw na to binalikan ko sila tapos sasabihin sa kin na sa year 2011 ko pa makukuha yung refund ko. nakapost sa wall nila yung dates ng refund sa bawat pag ibig memebers at yung sa akin eksaktong isang taon mula ngayon ko palang makukuha ang refund. bwisit sila.

Tingin ko nakakaawa din naman talaga si Delfin Lee kasi minahal niya yung project na yan. Lagi siya nagpapainterview at lagi niya pinagmamalaki yung project na yan. Madami din namang natulungan. Kung dalawang xevera ang natayo niya, aabot naman talaga ng bilyon yung value ng libo libong bahay. tingin ko naman hindi niya binulsa yung bilyun bilyun na yun.
Dapat lahat ng nagkamali ay managot. Hindi yung lahat ay naghuhugas ng kamay. Dapat mula dun sa mga pumirma at nagpapbayad, agent, broker, developer, pagibig employees, at pagibig head ay dapat managot kung may pagkakamali.
corruption in government offices
i hate to say it, but i dont trust that PAG-IBG program and true enough the stench smell of the rotten meat of their corruption had already been smelled far and wide ... imagine may plano pa sila to impose a mandatory saming mga OFW na si naman interesado sa mga PAG-IBIG contributions na yan? ... this crime of corruption is not only scandalous but also ridiculous! ... ewan ko ba pero if one will scrutinizingly investigate every government agency one won't be shocked with every level of corruption na anduon! grabe talaga, di ba nila iniisip na may karma ang perang galing sa nakaw? ... corruption is glamorized thief in every sense ..
Globe Asiatique Please Stop This Practice
Paanong naloko ang Globe Asiatique o si Delfin Lee dito? GA gained most in this irregularity. Yes, the agent, the bogus buyer and probably someone from Pag-IBIG probably made a few thousand pesos from this activity but remember, it was GA who made billions from this.
GA should let a professional PR firm deal with this. It is not helping Mr Lee to say na naloko sila or saying on TV na kakasuhan nya ang agent. Baka mapahiya siya kung e lie detector test sila sabay-sabay with the agent or the bogus buyer.
Garapalan ang recruitment at bayaran ng bogus buyers dito sa Xevera. It's a continuous, regular weekly drive that GA and its broker/agents are holding in the subdivision clubhouse in full view of the residents/homeowners.
